Generating real estate leads in Dubai is only the first half of the job. The harder question is what happens after the lead enters the CRM: was the prospect contacted, qualified, moved into a meeting, and connected to a real sales pipeline?
This case study reviews a Dubai real estate campaign tracked from 29 September to 28 October 2026. The campaign generated 124 Meta leads from AED 9,739 in ad spend, with a reported AED 78.5 cost per lead. More importantly, the CRM data shows 10 qualified leads, 10 meetings and AED 25 million in pipeline created.
The dashboard also reports a 91/100 marketing score. No commission was recorded as won during this reporting period, so the result should be read as a lead-quality and pipeline case study — not as a closed-sales claim.

Why This Case Study Matters More Than a Cheap CPL
A low CPL can look impressive inside an ad platform, but it does not tell you whether the leads were reachable, relevant or commercially useful. This funnel gives a much clearer picture because the campaign is connected to CRM activity after the form submission.
Out of 124 Meta leads, 119 reached the CRM. The dashboard shows 117 contacted, which means the follow-up process was able to reach almost all leads that entered the CRM. From there, 10 were marked qualified and 10 meetings were recorded.
This is why I prefer evaluating real estate lead generation using both advertising metrics and sales-pipeline metrics. Cost per lead is only the first checkpoint.
The Funnel: From Meta Lead to CRM Meeting
1. Meta generated the lead volume
The campaign produced 124 leads with AED 9,739 in spend, giving a dashboard CPL of AED 78.5. That is the top-of-funnel acquisition cost.
2. CRM delivery remained strong
119 of the 124 leads reached the CRM. That is important because lead-generation performance can be damaged by broken integrations, duplicate records or delayed delivery even when the ads themselves are working.
3. Sales contact rate was high
The dashboard shows 117 contacted leads. Fast and consistent follow-up matters in Dubai real estate because the same prospect may submit enquiries to several brokers or projects at the same time.
4. Qualification exposed the real acquisition cost
Ten leads were marked qualified, with a reported AED 974 cost per qualified lead. This number is much more useful for business decisions than raw CPL because it reflects the leads that passed the CRM qualification stage.
5. Qualified leads were connected to meetings
The dashboard records 10 meetings. A meeting is a stronger commercial signal than a form fill because it shows progression through the sales process.
6. The campaign created AED 25M in pipeline
The CRM reports AED 25 million in pipeline created during the period. Pipeline value is not the same as revenue, and the dashboard shows no commission won in the period. The correct interpretation is that the advertising and follow-up system created measurable sales opportunities worth AED 25M in the active pipeline.
What the 91/100 Marketing Score Tells Us
The dashboard assigns a 91/100 marketing score and labels the performance as “Good.” The score is useful as a monitoring signal, but I would not use it as the main success metric.
For a real estate campaign, I would prioritize:
- Cost per qualified lead
- Lead-to-contact rate
- Qualified-to-meeting progression
- Pipeline value created
- Closed deals and commission over a longer attribution window
Those metrics connect advertising performance with the commercial outcome much better than impressions or CTR alone.
Why CRM Tracking Changes Real Estate Marketing
Without CRM tracking, the advertiser may only see 124 leads at AED 78.5 each. With CRM tracking, the same campaign can be evaluated at a deeper level:
- Did the lead reach the sales team?
- Was the lead contacted?
- Did the lead match the project, budget or buying timeline?
- Did the lead book a meeting?
- Did the opportunity enter the sales pipeline?
- Did it eventually close?
This is the difference between running ads and building a measurable acquisition system.
What I Would Optimise Next
The campaign produced strong funnel visibility, but the next objective should not simply be “more leads.” The next optimisation cycle should focus on increasing the percentage of leads that become qualified while controlling the cost per qualified lead.
That can include:
- Comparing qualification rate by campaign and audience
- Separating project-specific buyer intent
- Testing stronger budget and location qualification questions
- Reviewing creative by qualified-lead outcome, not only CPL
- Feeding CRM outcomes back into Meta where the tracking setup allows it
- Monitoring whether the AED 25M pipeline converts into deals over time
Real Estate Lead Generation: Volume vs Quality
I already published another Dubai real estate campaign that generated 196 Meta leads at AED 25.52 CPL. That case study focuses on acquisition volume and CPL.
This case study serves a different purpose: it demonstrates why a more expensive lead can still be valuable when the CRM gives visibility into qualification, meetings and pipeline.

Key Takeaway
The campaign spent AED 9,739 to generate 124 Meta leads. CRM tracking then showed 119 leads received, 117 contacted, 10 qualified and 10 meetings, with AED 25M in pipeline created.
The important lesson is not that every real estate campaign should produce the same numbers. Results vary by project, audience, offer, creative and sales process. The lesson is that real estate performance should be measured beyond the ad platform, all the way into qualification and pipeline.
